The following inexpensive measures can vastly improve the chances of potential buyers imagining themselves living in your home and thus increasing the chances of a sale.

No clutter
Buyers need to be able to imagine themselves and their own stuff in your home. The less cluttered your home is the easier it is for them to imagine their things in there. And too many of your personal items (collections, photographs, etc.) can make it even more difficult for the buyers to see past your style and imagine theirs.

Perform small repairs
Repair loose door handles, broken fixtures, lampshades, light switches, etc.
Small damages give the impression that the house may not be well looked after generally and that larger more significant issues might be lurking undisclosed.

Clean well
Your home should look as clean as a smart hotel room. All items should look clean and fresh even if they are not getting sold together with the house. Don’t forget to clean the windows too to more light in. A clean home, like a home with no damaged fixtures, gives the impression of a home well cared for overall. People may also look in storage cupboards and under the sink so clean and tidy those areas too.

Air the house
Make sure you let some fresh air in. Also make sure there are no unpleasant smells (pets etc.). You may have got used to such smells so it’s worth asking a friend for a neutral opinion.

Dimly lit rooms can look smaller. Think about giving the walls a fresh coat of paint in a fresh light neutral colour. New flooring is, of course, expensive. But a fresh looking new rug can be used to freshen up the look of an out-dated or worn floor.

Grimy bathroom walls are a big turn off for potential buyers. Remove mould by spraying a mixture of water and bleach, or buy a specialist mould remover.

Master bedroom
Try to make sure that the main bedroom appeals to both men and women. Make sure the colour scheme is neutral, including bedding. And remember to make sure the bed is tidily made!

Make the approach appealing
Depending on the type of home and the approach to it, there are different things that can be done to make potential buyers get a good feel before they even set foot in your home.
If possible add potted plants to the balcony or window ledge and make sure walkways are clean. Make sure that the landing/staircase area directly outside an apartment is clean and tidy and that the entry door looks well maintained from the outside.

Consider new kitchen appliances
Research shows that new kitchen appliances have a very positive effect on buyers. Get rid of any old appliances that make the kitchen look dated. Spending just a little bit of money on new appliances can make your kitchen feel a lot newer.

Make sure all rooms show a clear usage
Buyers can be confused by a room that could have various uses. So clear up the ambiguity. For example clear, brighten and furnish small rooms with a desk to make it into an office for the viewings.

Storage space
Clear, tidy and organise shelves and other storage areas so that it looks like there is plenty of space for their things. Don’t have storage areas packed with things during the visits as this will make the storage space look insufficient.

Flowers
Flowers throughout your home freshens the feel. You don’t need to go over the top but try to do something in a few rooms and, for example, just a single fresh flower in a small vase can brighten a bathroom shelf.
