As well as the purchase price of the property, the following addition costs of buying a property in Berlin should be taken into account:
1. Property purchase tax
In Berlin this amount is 6% of the purchase price.
2. Notary fee etc.
This amounts to approximately 1,5% of the purchase price. It is a little bit more if the notary also has to handle your mortgage. If you also include land registry costs then the most realistic estimate fo rthis group of costs would be 2%.
3. Estate agent commission
Since the end of 2020 sales commission in Germany has been newly regulated.
It is now not permitted that the buyer pays more commission to the real estate agent than the seller.
In most cases the buyer will now pay 3% plus VAT. In some cases all of the commission will be charged to the seller and thus commission free for the buyer.
