Vacant three room Altbau, Bergmannkiez, Kreuzberg

€599.000 65m²
3 rooms Bright!

Trends come and trends go. But one thing that remains constant is that the Bergmannkiez is one of the most popular residential areas of Berlin. It is hard to imagine this ever changing. The area quite simply has a great balance to it.

This bright and very attractive 1st floor Altbau apartment is located in the front house of a relatively small house of 9 apartments and 4 business units (no gastronomy!).

The apartment is vacant, furnished and ready-to-go. You don’t need to invest further into it.

The living room and second bedroom (or office/guest room) face south and receive full sun (see photos). The kitchen and main bedroom face north into the quiet courtyard.

The apartment has some very attractive and sought after Altbau features, including original wooden flooring, 3.50m high ceilings, original Doppelkastenfenter and original attractive double doors (see photos).

The apartment has central heating and its own (new) gas boiler for hot water. Cooking is also by gas!

Renovations carried out in the apartment in recent years include:

– Sanding and oiling of the original wooden floors.
– New bathroom suite.
– Painting of all walls using Farrow & Ball paint.
– New gas water heater.
– New furniture. (Can be negotiated in case the buyer wants to keep some of the furniture).

The building itself is in very good shape and has a healthy maintenance reserve.

There is a pleasant atmosphere amongst the neighbours/owners in the building.

LOCATION:

Picnic in Tempelhofer Feld? An open-air drink in Golgotha beer garden in Viktoria Park? And perhaps an evening drink in legendary bar Turandot along the street or in century old Heidelberger Krug at timeless Chamissoplatz around the corner?

The apartment is located in the heart of Bergmannkiez. What isn’t there around here? This is an area for all ages, from very young to old.

There are four major (and very different) parks are on the doorstep:
– Viktoria Park
– Gleisdreieck / Flaschenhalspark
– Tempelhofer Feld
– Volkspark Hasenheide.
This list extends further if you include the large and beautiful cemetery alongside Bergmannstraße before Südstern.

Local focal point Marheineke Markthalle should not go without mention. Another local highlight is the Saturday and Sunday flea market on the adjacent Marheiniekeplatz.

An item to note is that the Bergmannkiez area will undergo a pedestrian and cycle friendly reconfiguration. The project includes the pedestrianisation of most of Bergmannstraße, which will become park-like. Most Bergmannkiez side streets will become one-way streets with a maximum speed limit of 20km/h. Here is a link to a summary of the plans including images:

As well as the adjacent Graefekiez, Kreuzberg 36 and Kreuzkölln are also both very easily accessible. As is Schillerkiez, which is a short and pleasant cycle over Tempelhofer Feld away.

To the west, the Akazienkiez part of Schöneberg is reached very quickly.

The area itself has everything for your daily needs and is unimaginably practical and easy.

Needless to say, the location is well served by public transport:

U-Bahn Station Mehringdam is a short walk away:
– Hop on the U7 that cuts right through the heart of the city and to BER airport.
– The U6 takes you up through Mitte and Wedding.

Buses are extremely well connected here and take you in all directions. For example the M19 to Ku’Damm, the 248 to Alexanderplatz and the 140 to Kreuzberg SO36.

The ring road A100 is easily accessible for those trips away by car.
